Portugal has a competitive edge in Europe’s real estate market. And energy is the reason. ⚡ Nearly 80% of the country’s electricity demand already comes from renewables. That is a strong foundation. But it only becomes a real competitive advantage if buildings can actually use it efficiently. In his latest opinion piece for APPII - Portuguese Association of Real Estate Developers and Investors, Javier Rodriguez-Irizabal Comenge Head of Sales Iberia, argues that this is exactly where the market is changing. 🏢 Investors are no longer looking at ESG as an extra layer. They are looking at operating costs, financing conditions and long term asset quality. Buildings with weak energy performance are becoming harder to justify. Especially in office and retail, energy efficiency and reliable ESG data are starting to influence leasing and investment decisions directly. At the same time, energy market volatility is not going away. Asset owners who modernize early and think strategically about energy procurement are creating more stability for tenants, investors and their own portfolios.
