The Federal Government's shift toward a mandatory regulatory model for AI infrastructure will fundamentally alter precinct planning and urban development across New South Wales. Three shifts will redefine the sector ahead of the 2027 draft legislation: 1. Spatial Separation: Data centres will be barred from competing with residential growth zones, forcing a re-evaluation of industrial land banks. 2. Grid Neutrality: Operators must fully fund utility connections and function as net energy generators, shifting massive capital expenditure burdens onto the centre proponents. 3. Streamlined Approvals: A new Office of AI will harmonise regulations via National Cabinet, offering faster approvals for compliant projects.
