Multifamily developments that pair luxury rental apartments with condominiums in the same building or community offer benefits for residents and developers alike. For condo owners, it’s an opportunity to maintain their desired level of privacy while enjoying access to a much wider range of amenities, some of which are shared with renters, than is possible in an all-condo building. Meanwhile, developers are able to market their projects to both buyers and renters, collecting monthly rents as they recoup a portion of their investment through individual unit sales. We noticed the appeal of the hybrid model when promoting three Taylor Johnson clients – Cirrus and Cascade in Lakeshore East, by Lendlease and Magellan Development Group; One Bennett Park in Streeterville by Related Midwest; and Parkline Chicago in the Loop by Moceri + Roszak – and pitched the idea to national media.
