AVE Station House has officially broken ground in Denver’s RiNo Arts District, marking a major milestone for one of the neighborhood’s next large-scale mixed-use developments. Project partners, community leaders, and local officials, including Mayor of Denver Mike Johnston, gathered to celebrate the start of construction and the continued momentum shaping this rapidly evolving district. Located at 1485 40th Street, the 13-story development will deliver 301 residential units and activated ground-floor retail, enhancing the pedestrian experience and contributing to the area’s growing density. Strategically positioned near transit infrastructure, the project reflects sustained investment in RiNo as a high-growth, walkable urban hub. Developed through a joint venture including RXR, Korman Communities, Invent Development Partners, LLC, and Halpern Real Estate Ventures, and designed by OZ Architecture, AVE Station House underscores a shared commitment to design excellence, community-focused development, and long-term investment in Denver’s urban core. Construction is now underway, with delivery anticipated in late 2028.
