Rents actually dropped from $861 to $780 per square foot in H1, but the best spaces still command over $1 million a year. Between 57th and 72nd, only 14 storefronts are left available. Brands are not treating this as temporary. Jewelry brands keep anchoring here. Menswear is expanding (Thom Sweeney, Dunhill, Paul Smith). Contemporary designers are opening a whole new section north of 72nd. These are flagship moves, not experiments. Long-term leases, real build-outs. That’s where brands are putting their money.
