This year’s UKREiiF brought together a powerful mix of industry leaders within Government, Metro Mayors and senior policymakers, reinforcing how infrastructure and housing are core to the UK’s growth agenda. Across the conference, one theme came through clearly: there is no shortage of ambition. The challenge is about delivery. The panels we hosted, conversations we had and roundtables we took part in all fed into this challenge. A few key takeaways include: • Viability remains the critical barrier – while ambitious plans span both housing and infrastructure, unlocking delivery will depend on closing the viability gap. Encouragingly, there is growing alignment across central and local government to address this. • Delivery models are evolving – from regeneration leases to expanded guarantee products and public–private partnerships, there is real momentum behind structures that can deliver at scale. • Regulation is firmly in focus – there is broad recognition that the current framework is complex and needs to be smarter to support delivery, particularly in housing. • Private capital is essential – whether through new towns, infrastructure or large-scale housing delivery, government is actively seeking institutional investment to drive economic output. • Regional growth is a major opportunity – initiatives such as the Great North prospectus and investment in renewable energy and nuclear highlight the importance of place-based investment strategies. • Social pressures are rising – the continued growth of temporary accommodation needs and ongoing scepticism towards private capital within parts of the public sector underline the urgency of finding sustainable, scalable solutions. There was a clear willingness across government, industry and investors to work together to solve these challenges.
