New tech targeting unlawful lease terminations in NSW🚨   The NSW Government is strengthening enforcement of rental laws with purpose-built data-matching technology to help crack down on unlawful terminations.   With reforms to end no grounds terminations now in place for almost a year, including the introduction of re-letting exclusion periods, landlords must wait 4 weeks to 12 months before re-letting a property after ending a tenancy, helping ensure terminations are for genuine reasons.   The new tool has already identified: • Close to 600 properties flagged for potential breaches of exclusion periods • 13 formal warnings and 12 fines totaling $50,050. • In one case, a fine of $35,750 has been issued. The tool is part of a broader compliance effort to strengthen compliance in the rental market, with $8.4 million invested across 4 years.   These efforts are part of broader reforms to make renting fairer in NSW, including: • Ending no grounds terminations • Limiting rent increases to once a year for all lease types • Fee-free rent payment options • Making it easier for renters to have pets • Introducing a Smart Rental Bonds to help renters save by digitally transfer their bond between properties when moving.
