Courts, not ChatGPT, decide what a lease actually means. A recent Queensland Supreme Court decision is a timely reminder that while AI can undoubtedly be a helpful tool, it is not admissible evidence. The Court rejected attempts to rely on ChatGPT to explain, as evidence in Court, the meaning of “medical centre” when used in a lease. Instead, the Court adopted a conventional approach, considering the text of the contract, the surrounding circumstances and the commercial purpose of the lease. The decision is a useful reminder regarding the use of AI in legal practice - useful for efficiency, but it is not a substitute for admissible evidence.
