Across Australia and New Zealand, residential markets are moving very differently – and the gaps between top performers and laggards remain a defining feature of the current cycle. In our latest Around the Grounds research, Bruce Wan compares the major capital city housing markets, from Perth and Brisbane at the top of the ladder through to Melbourne and Auckland, which are now showing early signs of recovery. While some markets are moderating and others are rebounding, overall market rankings are expected to look broadly similar over the year ahead. The message for investors is clear: market selection still matters. Population growth, affordability, policy settings and supply constraints continue to highlight the extent to which local conditions remain an important differentiator across markets, alongside broader national trends.
