COJ Approves Public Participation on Yeoville Police Station Lease Extension Plan The Joburg Property Company (JPC) welcomes the decision by the City of Johannesburg Metropolitan Municipal Council to approve the commencement of a public participation process for the proposed extension of the lease agreement in respect of Erf 1307 Yeoville, commonly known as the Yeoville Police Station site. The proposed lease extension is for a period of 50 years and forms part of the City’s broader commitment to strengthening infrastructure-led development, improving service delivery and advancing sustainable urban regeneration in Johannesburg. A private sector developer has committed approximately R60 million in additional investment to support the continued development and upgrading of the Yeoville Police Station on behalf of the South African Police Service (SAPS). This investment builds on the significant capital already deployed in the project and is aimed at enhancing operational efficiency, modernising facilities and improving public safety in the area. The proposed expansion and continued development of the site is expected to stimulate local economic activity and create approximately 167 temporary and 13 permanent jobs, contributing meaningfully to employment creation and skills development in the region. The Yeoville Police Station site has been under development through a long-term lease arrangement initiated following Council approval in 2006, which supported the consolidation and alienation of the property for the establishment of a police station. A 20-year lease agreement was concluded in 2008 with subsequent amendments and a cession of rights in 2012. In 2023, Council approved a further extension following a public participation process, resulting in the current lease being valid until 2035. Since inception, the project has resulted in substantial infrastructure investment, improved service delivery facilities for SAPS and increased utilisation of a strategically located municipal asset. The property has also appreciated significantly in value, with the municipal valuation currently standing at approximately R15.2 million and an independent market valuation reflecting a value of approximately R33.2 million. The proposed further extension of the lease agreement is informed by the need to secure long-term infrastructure sustainability, ensure continuity of SAPS service delivery and safeguard the substantial investments already made in the development of the facility. To date, approximately R55 million has been invested in the construction of the Yeoville Police Station, with an additional R13 million allocated to upgrades and SAPS-specific requirements during the lease period.
