In many modern construction and infrastructure projects, I repeatedly see teams lump systems like CCTV, Access Control (ACS), and Fire Alarm Systems (FAS) under the general label of "BMS." As an engineer who has supervised the deployment of 15+ complex airport ICT/ELV systems and designed industrial control layouts, I believe it is critical to separate the Nervous System from the Brain. Here is the technical reality log: šŸ”¹ The ICT / ELV Layer (The Specialized Sensory Nodes) Systems like CCTV (Surveillance), ACS (Security Access), and FAS (Life Safety) are standalone, high-security data networks. They operate on standard IT network infrastructure, routing video streams and access data packets. They tell you who is in the building and where a safety event is occurring. They are communication networks. šŸ”¹ The BMS Layer (The Industrial Operational Brain) A true Building Management System (BMS) is an industrial automation platform. It deals with Mechanical, Electrical, and Plumbing (MEP) controls. A BMS interfaces directly with HVAC chillers, air handling units (AHUs), boilers, water pumps, and electrical switchgears via industrial protocols like BACnet, Modbus, or LonWorks. It manages the thermodynamic, physical balance, and energy efficiency of the structure. Why the confusion happens: Modern design systems rely on System Integration. High-end architecture allows the BMS to pull data hooks from the ICT layer (e.g., if the Fire Alarm triggers, the BMS immediately executes a pre-programmed script to shut down HVAC dampers and run smoke extraction fans). But integration does not mean they are the same product. One is an information network; the other is a direct physical machine controller.
