What does it take to create a building that gives back to the environment? The Watershed project in Seattle's Fremont neighborhood offers a compelling answer. Designed by Weber Thompson, this seven-story, 72,000-square-foot office building is one of the most environmentally ambitious commercial projects in the Pacific Northwest. As part of Seattle's Living Building Pilot Program, Watershed goes beyond conventional sustainability benchmarks, demonstrating how architecture can actively contribute to healthier ecosystems. Its innovative design includes a roof system that captures polluted stormwater runoff, cleans it, and stores it for non-potable uses such as irrigation and toilet flushing—helping protect nearby waterways while reducing demand on municipal resources. Sustainability was embedded in every design decision, including the selection of building materials. Products were carefully vetted to avoid harmful emissions and support a healthier indoor environment, contributing to energy consumption that is 25% lower than a typical code-compliant building. The facade features EQUITONE [tectiva] fiber cement panels. Chosen for their durability, authentic texture, and through-colored composition, EQUITONE panels supported the project's commitment to responsible material selection while providing a natural aesthetic that reflects the character of the Pacific Northwest.
