Southern California's climate places unique demands on building envelopes. Constant sun exposure, heat, and UV radiation make material durability and long-term performance important considerations for any facade. At 331 Foothill Road Retail and Offices in Beverly Hills, CA, Ehrlich Yanai Rhee Chaney Architects (EYRC) designed a 73,000-square-foot, LEED Gold-certified building that combines retail and restaurant space, commercial offices, municipal functions, and the city's cable television studio. While the lower levels feature glass-enclosed retail, restaurant, and office spaces, the fourth-floor broadcast studio presented a different design challenge. Because the facility required a windowless environment, its exterior was clad with a ventilated rainscreen system featuring EQUITONE [tectiva] fiber cement panels. The panels provide a durable facade solution well suited to Southern California's demanding weather conditions. Their through-colored fiber cement composition offers a natural appearance that remains consistent over time, while the ventilated assembly helps support the long-term performance of the building envelope. Complementing the fiber cement facade, a glazed curtain wall and external louver sunscreen system help moderate sunlight across the building's exterior. Rooftop solar panels, rainwater collection, and drought-tolerant landscaping support the project's sustainability goals. Together, these elements contribute to a design that responds to both functional requirements and environmental conditions.
