Engineering Excellence at the Heart of Tel Aviv: The B.S.R. Sarona Mega-Project The B.S.R. Sarona project is more than just a skyline-altering development; it is a masterclass in complex urban engineering. Located in Tel Aviv's historic Templer neighborhood, this project sits on one of Israel's most valuable land plots, acquired for over 1 billion NIS. As the Prime Contractor, Electra Construction is executing this massive undertaking end-to-end—from the initial demolition of the IBA buildings to excavation, shoring, structural framing, and full premium finishing including aluminum, systems, and landscape development. The Scope of a Mega-Project Managed by the B.S.R. Group as a purchase group, this mixed-use development features: Three 40-story towers comprising 420 luxury residential units. Extensive commercial ground floors, premium office spaces, and a municipal kindergarten complex. Five levels of underground parking, spanning 9 dunams per floor. Navigating High-Stakes Challenges The technical complexity of this site required innovative engineering solutions: Preservation Engineering: The towers are adjacent to three historic buildings from 1930. To facilitate the construction of the underground parking directly beneath them, these structures were "suspended" using specialized piles and steel beams. Logistical Precision: Bordered by Sarona Park and Electra’s "Landmark" project, site access is highly restricted. To overcome these logistical constraints, three additional cranes were deployed specifically to manage materials and staging. Urban Infrastructure: The basement houses Israel's first-of-its-kind municipal underground thoroughfare. This required seamless coordination, as each developer in the precinct is responsible for the segment crossing their respective plot. Synergy in Motion: The project exemplifies the power of internal synergy within the Electra Group: Electra Elevators: Installing 25 high-speed, architecturally designed elevators simultaneously across all three towers—a task demanding rigorous scheduling and precision. Electra M&E (VRF Branch): Responsible for the comprehensive HVAC and ventilation systems across all residential units, offices, commercial spaces, and the five-level parking complex. This project stands as a testament to collaborative engineering, where independent specialized teams work in total synchronization to deliver a landmark of unprecedented scale. #mega_projects
