A Victorian landmark. A fresh chapter for Portrush. The Marcus Hotel is now shortlisted for the RICS Regional Awards 2026; it shows what can happen when heritage is treated as something to build on, not work around. Originally built in 1895, the site has always been part of the town’s hospitality story. The challenge was bringing it back into use in a way that felt authentic, while making it viable for the future. We were involved from early-stage advice through to delivery, helping balance conservation, cost and programme. What stands out is the level of care in the details: restoring original features like mosaic flooring and tiled façades, while creating a space that works commercially year-round. Now operating as the first Tapestry Collection hotel in Northern Ireland, the building is back doing what it was always meant to do, contributing to the life and economy of the town.
