Is there opportunity amid the current uncertainty in industrial and logistics markets? That was the question at a panel discussion held at Colliers’ London offices, where clients gathered to hear from Bruce Traversy, CIO of Dream Industrial REIT, Mathieu Giguere, Head of Real Estate Continental Europe at GXO, Ekaterina Avdonina Avdonia, CEO and Co-Founder of Mirastar, and Marco Simonetti, Managing Director for Continental Europe at Segro. During the wide-ranging discussion moderated by Edward Plumley MRICS, several key themes emerged: Resilience amid uncertainty While geopolitical and macroeconomic uncertainty remains the backdrop, occupier demand continues to hold up. The market feels less like a pause and more like a recalibration, with fundamentals of location, demand and cash flow firmly back in focus. Local beats global This is no longer a market driven by broad macro themes alone. Performance is increasingly defined by micro‑location, asset specification and local supply constraints, sometimes down to which side of a city or transport node an asset sits. Deep local knowledge is now a critical differentiator. Automation, power and efficiency are reshaping space Rising labour and energy costs are accelerating demand for automation‑ready buildings, greater power capacity and smarter specifications. These factors are influencing not just new development, but how existing assets are repositioned and funded. Reinvesting in existing stock matters There is growing momentum behind upgrading and extending the life of well‑located existing assets. With planning challenges, cost inflation and embodied carbon in mind, active asset management and targeted capex are playing a renewed role in value creation. Capital is there, but discipline has returned Capital hasn’t disappeared, but it is more selective, data‑driven and focused on downside protection. Pricing gaps remain, but sentiment is shifting as investors prioritise realistic assumptions, flexible structures and assets that can perform through cycles.
