Livat Xi'an: What if the future of retail wasn't about selling more, but about creating better places for people and planet? Completed in 2024, Livat Xi'an is a 320,000 sqm development in China that attracted 22 million visitors in its first year, operates on 100% renewable energy, and has built a community of over 500,000 registered members who treat Livat as civic infrastructure, not just a shopping destination. Working with Ingka Group | IKEA we embedded climate response from the start through integrated geothermal systems and rooftop photovoltaic panels generating 1,276 MWh annually, alongside 770 EV charging points that future proof the site. The result achieved 98% tenant occupancy across 377 stores, generated over 3 billion RMB in turnover, and set a new benchmark for large-format retail sustainability in China. The design strategy reimagined retail as social infrastructure by prioritizing community gathering over transactional commerce. Rather than conventional mall circulation, we introduced programmable civic-scale plazas and event zones capable of hosting festivals, markets, performances, and spontaneous gatherings. The North Hub's central gathering area alone supports over 100+ interactive events annually, allowing the building to function as a lively civic platform that serves community needs beyond shopping. The customer journey was choreographed as seamless transitions from Yunna Park through landscape and facade into interior spaces, with every threshold reinforcing comfort, care, and shared memory.
