This timber hybrid building will house 56 apartments and a commercial unit, featuring an open grid-like design, spacious balconies, and a green faรงade โ€” all contributing to biodiversity and a vibrant urban center. The timber-based external wall has already made an environmental impact, reducing around 116 tonnes of COโ‚‚, equivalent to the annual electricity use of 25 households. With rooftop photovoltaic systems and a future connection to Mannheimโ€™s district heating network, the building is set to be highly energy-efficient. Construction on its sister project is planned to begin in 2026, while other Franklin Mitte developments โ€” Grรผner Hรผgel and Traumhaus Funari โ€” are currently underway, and The 'O' is nearing completion. The topping out was celebrated with Mannheim mayor Ralf Eisenhauer, MWSP (GBG Unternehmensgruppe) managing director Achim Judt, Holger Heible and Hermann Brach representing developer RVI Group, and Christine Sohar, senior associate at MVRDV.
