Developer AM has acquired the Holiday Inn site at Eindhoven Centraal Station from owner Somerset Capital Partners. At the location of the Holiday Inn hotel, more than 1,000 new homes will be buil. The hotel will be demolished in 2029. In addition to the over 1,000 homes, space will also be made for social facilities, hospitality venues, and workspaces. A new primary school with a gymnasium and a daycare center will also be built. The building permit allows for a maximum height of 150 meters, which would make it possible to realize the tallest building in North Brabant in Eindhoven. The current hotel had to make way due to its prominent position within the KnoopXL vision. The new plans do reserve space for a new hotel with approximately 200 rooms, but it is not yet known whether Somerset Capital Partners will become the owner of that hotel. The developer will now begin working on concrete construction plans. Construction is scheduled to start at the end of 2029. Until that time, the Holiday Inn hotel will remain open to guests. Brief History Timeline Year Event ⏰1973 Opening – Opened on Montgomerylaan/Fellenoord as a modern, American-oriented business hotel with 207 rooms. ⏰2007 Brabant touch – Operations taken over by Hampshire Hotels (later Eden Hotels), followed by a large-scale modernization of rooms, halls, and catering facilities. ⏰2012 Hampshire Hospitality sold the hotel in a 25-year sale-and-leaseback arrangement to Invesco for €22.5 million. ⏰2016 Invesco sold the property to the Chinese real estate investment trust for €25.7 million. ⏰2020 The Chinese owner sold the hotel for approximately €40 million to investment vehicle Somerset Capital Partners. Somerset acquired it strategically for the KnoopXL redevelopment and will invest €250 million. ⏰2023 Somerset bought out tenant Eden Hotel and outsourced management to Black Label Hotels. ⏰2024: Somerset bought a major stake in its operator Black Label Hotels to back the expansion in Benelux and DACH.
