The shift to hybrid work is changing when people come to the office and, consequently, what parking needs to look like in the real world. The typical workweek now has two demand profiles. Tuesday through Thursday carry the week, while Monday and Friday have much softer demand. That split matters more than most operators realize. The standard monthly pass was built for a five-day commuter, and that customer base has decreased significantly since 2019. Three-day hybrid commuters, part-time workers, and occasional office visitors are the emerging segments, and none of them fit neatly into legacy pricing structures. The parking assets performing best are adapting their pricing and product mix to match how people actually commute today. We've been building something to help with exactly that.
