Office attendance hit its highest post-pandemic level in 2025, but parking still hasn't caught up. U.S. office visits rose 5.6% year over year, but they're still about 32% below pre-COVID norms. The more important shift isn't the volume, though. It's the pattern. Tuesday and Wednesday now carry the heaviest office traffic nationally. Friday sits at roughly 37% of pre-pandemic levels, and has become the day most commuters choose to work from home. Three days a week in the office is the most common employer requirement today, up from policies that were still largely flexible just two years ago. For parking assets near office buildings, the drivers showing up today look different from the ones who filled lots five years ago. Their schedules are more predictable, but also more compressed. And the pricing structures most garages offer, like transient rates or monthly passes, were built for a world that no longer exists. The assets gaining traction aren't waiting for a full recovery.
