Last week we published a piece on parking demand. In it, we break demand drivers into two types: internal and external. Internal drivers are things you can influence or control. External drivers are forces you respond to. The categories aren't perfect, but it's a useful frame for thinking about where you have leverage. Weather is a clear example of an external driver. It shapes demand for nearly every parking asset, and the swings can be significant. Yet most parking operations aren't built to respond when conditions shift.
