The Mission
Reporting to the Global Real Estate & Facilities Director, the Director Property & Energy Management is responsible for managing Bleckmann's relationships with landlords and property owners across its real estate portfolio while driving the company's energy transition agenda.
The role serves as the primary interface between Bleckmann and its real estate partners, ensuring alignment on operational requirements, lease governance, property investments, sustainability initiatives, and long-term portfolio development.
The position plays a critical role in safeguarding Bleckmann's operational continuity, supporting future growth, and accelerating the transition towards a more sustainable and energy-efficient logistics network.
The Role
Key Responsibilities
Property Management
- Build and maintain long-term relationships with landlords across all Bleckmann locations.
- First point of contact for property and landlord-related matters.
- Lead regular business reviews with landlords to strengthen collaboration and align long-term objectives.
- Facilitate discussions regarding property investments, facility improvements, maintenance responsibilities, sustainability initiatives, and expansion opportunities.
- Support local Bleckmann teams in managing landlord interactions while maintaining overall governance and consistency.
- Ensure landlords remain aligned with Bleckmann's growth ambitions and operational requirements.
Portfolio Management & Lease Governance
- Maintain oversight of Bleckmann's lease portfolio.
- Lead lease renewals, renegotiations, and extensions in collaboration with Legal, Finance, Facility and Operations.
- Identify opportunities to optimize occupancy costs, improve flexibility, and reduce portfolio risks.
- Monitor landlord performance and ensure contractual commitments are met.
- Maintain visibility of key lease milestones, obligations, and strategic decisions.
Energy Transition & Sustainability
- Monitor energy market developments, grid congestion challenges, and regulatory changes.
- Develop and execute Bleckmann's energy transition strategy.
- Support Bleckmann's Procurement, Facility and CSR departments through property-related energy transition initiatives. Translate sustainability and ESG objectives into actionable real estate initiatives.
- Identify opportunities within Bleckmann on Energy efficiency (eg Solar&Battery storage solutions, Electrification programs,….)

Profile
Education
- Master's degree in Real Estate, Engineering, Energy Management, Sustainability, Business Administration, or a related discipline.
- Additional certifications in Energy Management, ESG, Real Estate Finance, or Sustainability are considered an asset.
Experience
- Minimum 10 years of experience in international real estate, property management, infrastructure or energy transition.
- Proven track record managing landlord and property-owner relationships.
- Experience overseeing multi-country real estate portfolios.
- Strong negotiation and stakeholder management capabilities.
- Knowledge of European energy markets, sustainability regulations, and real estate practices.
- Experience within logistics, industrial, retail, or large operational environments preferred.
