Accounting Manager – Commercial Real Estate

Position Summary:

We are looking for a detail-oriented Accounting Manager to support the divisional accounting function for our real estate division. Working closely with the Controller and Real Estate leadership team, this role supports the portfolio of properties by managing day-to-day accounting, budgets, cash forecasting, and financial reporting. They will assist with project accounting, risk analysis, and preparation of financial and investment reports that inform asset management decisions.

Key Duties / Responsibilities:

  • Support accounting functions for the real estate division, working closely with the Controller.
  • Liaise with the corporate accounting team on accounting functions, including accounts payable, accounts receivable, and general ledger.
  • Assist in creating and analyzing proformas for build-to-suit opportunities; support underwriting and pricing analysis. Analyze new lease and renewal deals; assist in preparing budget vs. actual reporting for Management review.
  • Maintain and update Cash Flow projections for real estate (financed and non-financed projects, bond sales, asset acquisitions, and dispositions); maintain the Open Project Summary for construction/capex project tracking.
  • Update and analyze schedules for property tax accounts; assist with annual appeal/litigation review alongside the 3rd party property tax firm; support communication with County appraisal districts on abatements, account revisions, and valuations; work with the Sr. Property Manager to calculate and revise Tenant billings, and review, code, and track invoices/reimbursements.
  • Assist in preparing hold/buy/sell analysis materials for Management review; support Purchase and Sale Agreement due diligence and closing document coordination with brokers, attorneys, title companies, and lenders.
  • Assist in preparing and submitting Requests for Financing, compiling loan due diligence, coordinating appraisals, supporting document review with counsel, calculating and submitting loan draws with related back-up, and communicating with lenders on consents, releases, and loan covenant/financial reporting requirements.
  • Support new entity set-up processes as needed, including coordination with attorneys on documentation and requesting new bank accounts and Yardi set-up.
  • Assist with municipal district reporting, including compiling and submitting back-up for reimbursement, supporting Offering Statement (bond sale) review, and coordinating related documentation.
  • Support lease review/renewal valuation, lease abstracts, and Ag Leases; prepare related journal entries and revisions for Accounting; assist in reviewing completed reconciliations.
  • Coordinate with Management, the Construction Team, agents, attorneys, and lenders to help confirm proper insurance coverage for new construction jobs, leases, and loans.
  • Support the Property Manager with annual budgets, calculate year-end CAM reconciliations and coordinate Tenant/owner rebills, calculate project cost reconciliations, and assist the Construction Manager in pulling and analyzing cost reports.
  • Prepare risk analyses and financial, investment, and asset management reports.
  • Monitor asset performance and flag items for corrective action.
  • Assist in identifying opportunities to support ROI and minimize risk factors and losses.
  • Liaise with property managers, attorneys, auditors, and accounting teams as needed.

Education and Knowledge:

  • Bachelor's degree in accounting, business, finance, or a related commercial real estate field.
  • Previous experience in accounting or a related field, ideally with commercial real estate exposure.

  • Proficiency in Yardi.
