About The Role

We are seeking a detail-oriented Remote Estimator / Pre-construction Coordinator to support a growing residential construction company with estimating, project setup, pre-construction coordination, and light design and permit drafting support.

This role is ideal for someone who understands residential construction plans, can confidently interpret drawings and scopes, and knows how to help move projects from concept to build-ready execution. Candidates with drafting or design capabilities who can prepare permit submittal documents for small projects with the City of Seattle will be given strong preference.

You will work closely with ownership and operations leadership to help develop accurate estimates, organize project information, prepare permit-ready documentation, and support the pre-construction process from early budgeting through final pricing.

Experience with CoConstruct or similar construction management software is highly preferred.

What You'll Be Responsible For

Estimating & Plan Review

  • Review residential construction plans, drawings, and specifications
  • Perform quantity takeoffs and develop project estimates
  • Assist with budgeting for remodels, additions, and custom residential projects
  • Coordinate pricing with subcontractors and vendors
  • Help organize scopes of work and proposal documentation
  • Identify missing information, scope gaps, or constructability concerns during plan review

Design & Permit Drafting Support

  • Prepare basic drafting and design documents for small project permit submittals to the City of Seattle
  • Produce clean, code-compliant drawings suitable for residential permit applications (additions, remodels, ADUs, small structural changes)
  • Assist with assembling permit packages, site plans, floor plans, and elevations as needed
  • Coordinate with ownership and outside designers or architects when projects require stamped or more complex drawings
  • Stay current with City of Seattle residential permit requirements and submittal standards

Pre-construction Support

  • Assist in preparing projects for successful construction execution
  • Organize selections, specifications, and estimating documentation
  • Support scheduling and pre-construction coordination efforts
  • Maintain accurate project records and estimating files
  • Help ensure projects are build-ready before construction begins

Systems & Coordination

  • Utilize CoConstruct or similar construction software for project tracking and organization
  • Support process improvement and operational consistency
  • Communicate clearly with internal teams regarding estimate status and project needs
  • Help maintain organized workflows across multiple active projects

What We're Looking For

  • Experience estimating residential construction projects
  • Ability to read and interpret construction plans independently
  • Strong understanding of residential building methods and sequencing
  • Drafting or design capabilities (AutoCAD, Revit, SketchUp, Chief Architect, or similar) - strongly preferred
  • Familiarity with City of Seattle permit submittal requirements for small residential projects is a huge plus but not required
  • High attention to detail and organizational skills
  • Comfortable working remotely and managing deadlines independently
  • Strong communication and follow-through
  • Experience with CoConstruct strongly preferred
  • Experience with takeoff or estimating software is a plus
