MAINTENANCE TECHNICIAN (Utilities and Facilities)
Performs preventive, routine, and non-routine maintenance on site utilities and facility systems specifically industrial boilers, air compressors, chillers, and cooling towers to ensure safe, reliable, and efficient plant operations.
Responsibilities:
- boilers, air compressors, chillers, and cooling towers to meet production and quality requirements.
- Perform daily rounds and log operating parameters (pressures, temperatures, flows, levels, conductivity, vibration, etc.) and take corrective actions as needed.
- Execute preventive and corrective maintenance per CMMS schedules; document all work, parts used, and follow-up actions.
- Troubleshoot mechanical, electrical, pneumatic, and hydraulic issues on utilities equipment (pumps, valves, heat exchangers, VFDs, MCCs, controls).
- Maintain water treatment programs for boilers and cooling towers (sampling, chemical feed, blowdown, filtration) in coordination with vendors.
- Startup/shut down utilities safely; respond to alarms, power interruptions, and equipment trips; support emergency procedures.
- Inspect and maintain facility systems (HVAC units, generators, water softeners/RO, plant air/dryers, condensate return, fuel gas, fire suppression as assigned).
- Read and interpret P&IDs, electrical schematics, OEM manuals, and work instructions to plan and perform work.
- Identify and order critical spare parts; keep work areas, tools, and inventories organized.
- Support reliability efforts (root cause analysis, lubrication, alignment, precision maintenance, vibration/thermal checks).
- Comply with safety and regulatory requirements at all times (LOTO, arc flash, confined space, hot work, OSHA/EPA, company SOPs).
- Partner with Production, Engineering, and vendors to minimize downtime and improve system performance.
- Provide on-call/shift/weekend support as scheduled; assist with training of peers on standard procedures.
- Lift up to 50 lbs and perform work on ladders/mezzanines as needed.
Requirements:
- Fluency in English is a prerequisite
- High School Diploma or GED required.
- Technical diploma/certificate in Industrial Maintenance, HVAC/Refrigeration, or related field preferred.
- 5+ years maintenance experience in an industrial/manufacturing environment.
- Demonstrated hands-on experience operating and maintaining boilers, air compressors, chillers, and cooling towers.
- Boiler Operator certification (state/local, where applicable) preferred.
- EPA 608 Universal and OSHA-10/30 preferred.
- Boiler systems (burners, feedwater, condensate, deaerators, blowdown, controls).
- Compressed air systems (compressors, dryers, receivers, oil/water separators).
- Chilled water systems (chillers, evaporators, condensers) and cooling towers (fans, basins, drift eliminators).
- Pumps, valves, heat exchangers, seals, bearings, couplings, alignment.
- Basic electrical (up to 480V), VFDs, instrumentation, and controls/BMS.
- Water treatment chemistry for boiler and cooling tower systems.
- Reading P&IDs, electrical/mechanical drawings; basic PC skills (MS Office); CMMS.
- Clear, professional communication; able to collaborate across functions with vendors.
- CMMS use for work orders/PMs; familiarity with reliability/precision maintenance practices.
