Job Summary
The Property Sales & Business Development Manager is responsible for driving the sales, marketing, and business development activities of the company's real estate portfolio. The role involves identifying investment opportunities, managing property sales transactions, developing marketing strategies, conducting market research, negotiating contracts, and maintaining strong relationships with clients, investors, landowners, and key stakeholders.
The position requires extensive knowledge of the real estate market, property valuation, land acquisition, property registration processes, and real estate development projects.
Key Responsibilities
Sales & Business Development
- Develop and implement sales strategies to achieve revenue and profitability targets.
- Identify and pursue new business opportunities, partnerships, and investment prospects.
- Manage the complete sales cycle from lead generation to contract closure.
- Build and maintain relationships with investors, developers, brokers, and key clients.
- Conduct negotiations and finalize sales agreements, lease agreements, and property transactions.
Real Estate Development
- Identify potential land acquisition and development opportunities.
- Conduct feasibility studies and market assessments for new projects.
- Participate in project planning and development strategies.
- Coordinate with consultants, legal advisors, and government authorities regarding property registration and compliance requirements.
Marketing & Promotion
- Develop and execute marketing plans for real estate projects.
- Oversee promotional campaigns, exhibitions, digital marketing initiatives, and property launches.
- Monitor market trends and competitor activities to identify opportunities and risks.
- Prepare sales presentations, proposals, and investment packages for potential clients and investors.
Property Management & Advisory
- Conduct property and land evaluations and provide recommendations on investment opportunities.
- Analyze market conditions, pricing strategies, and project profitability.
- Advise management on real estate market trends and strategic opportunities.
- Manage landlord and tenant relationships when applicable.
Reporting & Performance Monitoring
- Prepare periodic sales and business development reports.
- Monitor sales performance against targets and budgets.
- Maintain accurate records of sales activities, negotiations, contracts, and client interactions.
- Present market intelligence and business recommendations to senior management.
Qualifications
- Bachelor's Degree in Business Administration, Marketing, Real Estate, Finance, Engineering, or a related field.
- Professional certification in Real Estate, Property Valuation, or Investment Management is an advantage.
Experience
- Minimum 10-15 years of experience in real estate sales, marketing, business development, or property management.
- Proven experience in property sales, land acquisition, real estate development, and contract negotiations.
- Experience working on residential, commercial, and mixed-use real estate projects is preferred.
