With 20 years of experience across Australia, the USA and China, I am currently the managing director of Morning Crest Capital (venture capital) and Morning Crest Exto Capital (real estate). My responsibilities include sourcing, evaluating, and executing investment opportunities across Australia. I have a proven track record of delivering value to our investors and portfolio companies through my strategic, operational, and financial expertise. My core competencies encompass real estate and venture capital. I have successfully identified numerous unique opportunities (US Single Family Rental in 2012, Australian commercial residential and modular construction development and Australian early stage start-ups such as Airtasker and Go1) and raised investment funds to profit from these opportunities. Additionally, I have managed the performance and exit of our investments (including 4 IPOs in the USA, Australia and Hong Kong). I am deeply committed to creating positive social and environmental impacts through all of our investments and strive to build long-term partnerships with stakeholders across the industry.
As Founding Partner and Director of ModIQ, I lead the growth of an Australian modular construction business that bridges development strategy, approvals, and delivery. ModIQ is focused on transforming how Australia builds by using modular technology to improve speed, cost efficiency, and certainty, supported by an exclusive partnership with Yahgee and a consultant network covering engineering, compliance, certification, and project delivery. I work across feasibility, approvals, development management, and execution to help bring modular projects from concept to completion in a way that is commercially practical and aligned with Australian standards.
Mr. Bai founded Morning Crest Exto Capital in 2023. MCEC is a Sydney-based real estate fund management company managing funds that invest into Australian commercial residential assets (student accommodation, boarding houses, hotels and motels), real estate debts and listed REITs.

Pacific Oak Resident Trust, Inc. invests in and operates single family homes as rental properties and invests in other interests, including mortgages on or securities related to single family homes. We owned circa 2000 single-family homes primarily in the southwest, midwest and southeast regions with specific concentrations in the Houston, Jacksonville, Chicago, Memphis, Birmingham, and Oklahoma City metropolitan areas.
