Primary scopes of work included New to Industry sites and Tenant fit-out scopes of work for existing spaces. Responsible for review, comment, and approval of all final building plans. Creating GC bid package, qualifying GC bids and awarding the project. Also responsible for acquiring all owner supplied building materials through approved vendors. All required budget forecasting and reporting responsibility.
Primarily focused on new site development of Convenience store, Car Wash, fueling facilities as well as EV Charging facilities. Scopes of work included New to Industry sites, Raze/Rebuild sites, Add Land Raze/Rebuild and Remodels. New site development includes involvement in site selection, entitlement process, zoning & special exception process, working with civil engineers & architects, permitting, bidding and general contractor selection and all phases of construction. All required budget forecasting and reporting responsibility.
● Responsible for all new store construction in the Virginia, Maryland, Washington, DC and Delaware markets ● Also managed all relocations and acquisitions in those same markets. ● Scopes of work for new stores included ground-up free-standing buildings as well as tenant up-fits of existing strip center locations. ● Worked closely with real estate partners to determine site selection. ● Budget accountability to include estimating projects and forecasting potential budget shortfalls. ● Responsible for working with architects and engineers through the preconstruction phase to develop working drawings and documents that are in line with budget forecast. ● Meeting with town/county officials through the permitting process ● Holding on site pre-bid meetings with General Contractors as well as all phases of bidding/negotiating. ● Project scheduling and managing all milestones related to the project from pre-construction, through permitting to construction and turnover to operations.
● Managed a team of Regional Construction Managers covering the eastern US, Canada & Puerto Rico. ● Responsible for all new stores, relocations, remodels, and store closures. ● Final negotiations with landlords & developers on deliverables. ● Provided project and technical leadership through pre-construction planning, on site verification of scope quality assurance, technical problem solving, project cost oversight and overall schedule management. ● Annual forecasting for all new store openings as well as relocations and remodels. ● Establishing cost basis to include ROI on capital expenditures, monitored and measured performance to plan and prepared formal meeting documentation to update upper management on progress toward completion. ● Responsible for initial design, project scope of work, construction budgeting, contractor selection and project timeline toward completion. ● Completed roughly 30 New Stores, 25 relocations, 350 remodels annually both domestically and internationally.
● Developed and managed a team of construction project managers and administrative support positions focused on the design, sourcing and installation of all interior & exterior Rite Aid brand elements. ● Management of this process included all new stores (80 annually), remodels (various) and acquisitions (1800 stores in '07/'08) with a total capital spend budget of $104mm in '08. ● Establishing cost basis to include ROI on capital expenditures, monitored and measured performance to plan and prepared formal meeting documentation to update upper management on progress toward completion. ● This process also included sourcing multiple external vendor/suppliers, working with internal and external architects, collaboration with external design firms, sourcing a base of general contractor partners and managing and developing RFP/RFQ process. ● The day-to-day activities for managing this program included, developing staffing plans, prepared project schedules, budgets, and timelines for all capital projects. ● Working with upper management to forecast, strategically plan and develop long range capital spending.
