As SR. Project Manager my primary accountability is the focal point for all activities of a project. To build and nurture customer relationships, with clients, local officials, consultants, subcontractors and vendors to assure a timely completion and certification of project work. Authoritative knowledge of BPMC; MNDA (Mutual Non-Disclosure Agreement), CSA (Consulting Services Agreement), and project agreements (AIA191) for their applicable customers and projects. Mentor and trained field personal and staff. Acceptance of customer into project implementation from project development. Clearly define customer and BPMC responsibilities at the beginning of a project to all parties involved. Filing of all pertinent documentation information in electronic file format, including but not limited to: contractual agreements, schedules, meeting minutes, status notes; drawings submittals, transmittals. Facilitation, coordination and management of all in and out of house processes to ensure we are all working towards the same goal. The pre-construction efforts include but not limited to: conceptual design; conceptual sign-off by customer; Knowledge of ACS (Architectural, Civil, Structural) and MEP firms, Review of budget, project schedule and base contract value with estimating department. Ensure a minimum of biweekly updates of each project accounting spreadsheet, insure timely invoice and requisition approvals. Ensure biweekly digital progress picture updates. Expedite early equipment scope, order and delivery date; supervise the proper installation and sub-contractor coordination of MEP services and systems infrastructure and core building systems. Provide timely closeout documentation including as-built, warranties, operations manuals, emergency call numbers and customer training, Completion of project work on schedule and on budget, and finalizing of customer sign-off and payments.
Establishing a cooperative environment for construction trades, in order to facilitate exceptional production for specific project deadlines, within budget and schedules. Promoting safety planning and orientation of site construction conditions, and requiring participation with all trades. Establishing the construction schedule and the sequence for the purposes based on identifiable particular site specific parameters. Providing construction site base management of Data Center construction projects. Responsibilities included but limited to: Overseeing total project supervision to ensure budget and schedule are on time and as per design and permitted requirements. Maintaining continues open communications of all peers. Coordination of manpower, supplies, equipment, to ensure all company department and technical policies, procedures and standards were adhered to. Coordination of conceptual and design infrastructure of Mechanical Hvac Systems for Mission Critical Facilities from base building systems to interior renovation, new and existing structures. The evaluation and coordination of conceptual process flow diagram designs with Clients Operational and Maintenance personnel for the location and implementation of the serviceability of the various equipment, instrumentation, valves, and specialized equipment thru specifications, equipment arrangement layouts, checking of vendor’s prints and manufactures recommendations and coordination of design between Structural, Electrical, Mechanical and Architectural Consultants and Contractors. Further responsibilities extend to defining and establishing a pro-active protocol for project documents, submittals, compliance and specifications; collection, review and processing of all project submittals and tracking of same, understanding project costs, conducting periodic field inspections, with subcontractors of the various mechanical systems, i.e., ductwork systems, condenser and chilled water piping systems, plumbing, fuel oil systems, control systems, and air and water side economizing cycles, and establishing communications and QA mandates among construction team and subcontractors. Providing client guidance and recommendations in coordination with project.

Direct supervision and coordination of Mechanical, Electrical, Fire Protection, Plumbing trades through all phases of construction (demolition to punch list to sign off). Monitoring all trades, for compliance with Engineering and Architectural designs, prints, specifications and codes; review of formal change orders and construction schedules, monitoring the submittals and approval review of shop drawings and the procurement and expediting of equipment, manuals, instructions, as built drawing, as well as coordination and commissioning and start up of equipment through subcontractors, vendors and out sourcing towards the completion in the close out phase
