Commercial real estate investment and asset monitoring in China • Formulated real estate acquisition strategy, conducted macroeconomic and market research for China, and accurately analyzed market performance. • Conducted cash flow modelling and due diligence/discussions with financial advisory firms, structured real estate deal, identified and visited suitable investment commercial properties in Shanghai. Marketing, relationship management and sale of residential and commercial land plots to develop a 30sqkm land area in Tianjin, China into an eco-city, the second joint venture development between Singapore's and China's Governments • On behalf of the master developer of Tianjin Eco-City, sourced for, performed due diligence on and maintained good relationships with prospective buyers and partners for co-developing the company’s land plots into residential, retail and hospitality developments. Successfully built up a list of potential buyers/partners from scratch despite unfavorable industry conditions by establishing relationships with the top 21, 5, 1, 12, 6 and 1 real estate companies in China, South Korea, Thailand, Singapore, Malaysia and Indonesia respectively. • Prepared and pitched presentations to potential investors in English and Chinese, efficiently handled investors’ queries. • Assisted in preparing for deal negotiations, memorandum of understanding and approval papers for the company’s Finance & Investment Committee and Board of Directors in English and Chinese. Total value of deals involved to date: USD 142mn. Management of real estate developments • Managed the relationship between shareholders/investors in a cross-border joint venture residential and commercial real estate development to move the project forward despite an industry slump. • Prepared detail monthly updates of 6 real estate developments for English-reading management and shareholders to obtain a clear understanding of the ground situation in Tianjin, China. Investment analysis of real estate developments • Studied the feasibility of real estate/township developments through assisting in the financial/cash flow modelling of real estate development projects, and discussing deal structures, product strategy, development strategy and financingoptions with property developers and Chinese government officials.

Accurately analyzed portfolio risk reports to achieve these out-performances, and prepared monthly portfolio performance reports to recommend stocks in these out-performing portfolios to the CIO (highest 1-month return achieved in stock recommendations: 25%). • Contributed to discussions on strategies for the CIO's fund once every 6 months, such that the best allocation was made for each country’s equity market. • Analyzed initial public offerings qualitatively, using comparables and through constructing financial models, such that corporate and high net worth clients achieved positive returns in the designated time interval
