Establish and maintain good relationship with tenants in the mall and be the key point of contact for tenancy related matters Working closely with inter-departments (e.g. Marcom, Operations ) to ensure issues pertaining to tenant's unit are resolved timely. Monitor and analyze monthly sales performance of mall's tenants Prepare monthly ACG reports on tenant performance and occupancy costs for management review Prepare new and renewal tenancy agreements through SAP Liaise with lawyers on tenancy documents, pre-termination and/or novation of leases and compliance matters (e.g. stamping of tenancy documents) Carry out lease change in SAP (e.g. change in rental structure, lease extension, change in takeover date, upsize/downsize of resurvey area) Facilitate tenant's collaboration with Marcom on suitable marketing campaigns to drive tenant's sales Work closely with Operations on arrears management matters Handle tenant request for novation / downsize / pre-termination Ensure tenants submit audited financial statements and monthly gross turnover Ensure 100% of tenants subscribe to the mall's Point of Sales system to monitor tenant's daily sales performance Update and verify mall's rent roll, GTO submission and reconciliation with finance for billing Follow up with finance to raise refund for excess rental payment and balance security deposit after offset upon lease expiry. Update and maintain records of new tenants shifting in and tenants shifting out. Ensure timely submission of tenant's public liability insurance
