Recent Career Highlights: Emaar Economic City (EEC) – King Abdullah Economic City (KAEC): • Successfully managed all aspects of the development process of the 26,500m² Gateway Mall for EEC; resulting in winning the Cityscape regional award for best retail project 2016; maximizing potential revenue by targeting of the retail mix, and reducing costs by effective design and optimizing the common area spaces. • Created additional value for Emaar Economic City, by maximizing the sellable areas in the 126Ha master planned Hejaz District for the 23,000-resident development. • Maximized the returns and lowered the costs in 2 residential communities located in the Hejaz District. • Maximized the potential returns on the 39Ha Maysan master planned mixed-use community, ensuring proper phasing for amenities for the future rollout of the 13,000-resident development, while creating quality amenities, and recreational spaces integrated public transportation. • During my time at SDC, I have successfully managed the real estate process for 2 parcels of land in 2 regional cities in Saudi Arabia of 788,000m², from a total land bank of more than 2.05 million m². The high profile, mixed-use districts are aligned with KSA’s Vision 2030 and are high profile, sustainable, quality, pedestrian friendly developments that embrace 'live, work & play', and will become future catalysts for further expansion of the cities, and drivers of the local economies. • It has included the successful delivery of the Concept and Detailed Masterplans for Phase 1 of the developments, including the optimization of them in line with detailed market studies and demand drivers, financial facilities and other metrics, to ensure the best possible returns for SDC as Master Developer and our parent company PIF. • Day-to-day management has included leading in-house specialist consultants’ teams as part of developing the 2 Masterplans, its infrastructure, landscaping & Public Realm areas, its vertical assets, and other relevant design guideline documentation. It included innovative cost saving measures for the projects as well as managing aspects of contract, financial, budgeting, feasibilities and payments, developing processes and procedures for the company. • Interaction with key stakeholders, including the mayors of the cities, has led to receiving planning permission for the developments, and will allow SDC to move to the next stage with the private sector to be able to purchase development plots in them. • The total Phase 1 Built-Up-Area of Mixed-Use Assets include; (Retail -53,500m²), (Office -22,200m²), (Residential -26,400m²), (Hospitality -31,200m²), (Entertainment -5,500m²), (Roads, parking and utilities -220,000m² land area) and (Landscaping and Public Realm -193,000m² land area).
Hejaz Mixed Use District For Emaar Economic City (EEC), I successfully managed the development process and phased activation of the 126Ha Hejaz District, which forms part of the 173km² King Abdullah Economic City (KAEC) mega project. This Included leading teams to deliver the re-design of part of the masterplan, infrastructure and building designs to ensure best value for the stakeholders. I managed the design of KAEC’s first award-winning Retail Mall, villas, townhouses and some of the apartment buildings. The mixed-use development for 23,000 residents will contain over 4,800 residential units, mosques, hotels and other community facilities with BUA of approximately 1,600,000m². Maysan Mixed Use Community Led and managed the ongoing concept and schematic design process for the 39Ha high density community, including master planning, infrastructure and residential buildings design. The market led - 6 phased development will comprise more than 5,400 apartments in 57 mid-rise buildings with 520,000m² BUA, community retail, schools, polyclinic, mosques and a community center and landscaped park areas, for the estimated 13,000 residents. Close attention was paid to the to ensure that facilities will be available when required, with design based on detailed market studies regarding the product ensuring the best possible outcome for residents and stakeholders. Other tasks Included overseeing financial feasibilities, Capex and Opex budgeting, chairing meetings as necessary, carrying out other development management functions and daily liaison with the various EEC and municipal departments. Strategic assessment and development of the projects, product mix and offering, incorporating detailed marketing and other analysis to ensure best possible outcomes. Mentoring of junior team members. Taking over and completing the R & D process of the prototype ‘Perfect Saudi Home’ design.

I led a number of projects for Jenan Real Estate, including taking over the management of the construction of a 225 luxury villa project, as well as managing the design development & construction of an office & retail park, & the design development for one of their luxury apartment developments in Khobar.
As a senior member of the development team I led the design development process of a prestigious flagship- mixed use development in Tripoli on behalf of our client- Alinmaa. It was situated on a 113ha brownfield site, and will be developed in phases. It was in the detailed master plan stage, and was to include in excess of 1800 villas, townhouses & apartments, a business hotel, offices, retail (including a retail mall), as well as community facilities once completed. (Work is on hold due to the political unrest in the country).
I was responsible for managing the start-up of the initial roads & services infrastructure construction phase of one of Saudi Aramco's luxury villa developments, as well as appointing the design team members, & leading the detailed design of the villa units in tandem with the infrastructure construction works.
