The parcel data you need is never in one place. Zoning, floods, wetlands, setbacks, ownership, buildability – each answer sits somewhere else. A county portal / PDF / Shapefile / a state API. You open them one by one and write up the answer by hand. And the source data has changed since last time. If you sell those answers – reports, certificates, a lookup tool – you can only sell as many as you or your analysts can produce. If you buy or develop land yourself, you only see the parcels you had time to open. Most of that work is not judgement. It is fetching, cleaning, joining and rerunning the same rules. That part can be a system. Founders call me once they have done it by hand long enough. I'm Alex, founder of time2map, based in 🇪🇸 Barcelona. 10+ years in geospatial, background GIS & Web development. I build systems that turn "question about a parcel" into an answer – collected, updated and computed automatically. -> LandTracing (US, New Jersey). Zone-inclusion certificates were made by hand, up to an hour each, and demand had outgrown the team. We built the whole thing: parsing, geosearch, data pipeline, admin workflow, validation. Now up to 10 a day, automatically or with a 5-minute check. 5 stars on Upwork -> Compact Cottages (US, zoningsearch.com). Evaluating a parcel against zoning and eligibility rules took about an hour in Excel. Now the full summary is on screen in about 5 seconds. A rules engine on top of a structured parcel database. Two "parcel -> answer" systems in production. Two more in progress. Before that, a decade of data-heavy geospatial work in industrial monitoring, agritech, and travel. Top Rated Plus on Upwork, 100% Job Success Score. Clients in the 🇺🇸 US and 🇪🇺 EU. I lead every project personally and pull in specialists from my team of 15+ when scope demands it. Tell me what you do by hand and what the output should look like. I'll tell you honestly whether and how I can help – and if I'm not the right person, I usually know who is. -> cal.com/alexander-semenov-uqwtme/40-min-call-with-alex-from-time2map 2️⃣ A demo on your data, 48 hours, free. Your county, your parcel, your rules, running live. 3️⃣ A 7-day trial, credited toward the build. Then an MVP: one working flow on your data, in about 4 weeks. You don't pay a cent until you've seen it work on your own data -> Past work: time2map.com/use-cases -> Or just message me here. I actually read everything.
