Developer, not builder. The difference is who carries the risk— and at MiRA, we've always carried it. I started in this industry learning the basics: financial modeling, investment underwriting, how deals are structured. However, what actually taught me how value is built was running Nuevo Sur as Project Director—one of Monterrey's most ambitious mixed-use developments at the time. That led to Chief Investment Officer at MiRA, then CEO, and eventually to what I consider the most honest title in real estate: owner. The hardest test came during the pandemic, compounded by six years of policy uncertainty that made capital scarce and large-scale development structurally difficult. When our mixed-use model came under real stress, what emerged was a sharper MiRA: We built the Hub in Querétaro and committed to Armani Residences Masaryk in Polanco, a project that is already changing the neighborhood. We did so while keeping true to our anchoring value: Building spaces that belong to their neighbourhood, and staying long enough to know they do. The part of this work I find most interesting isn't the transaction, it's defining the thesis. Reading a city or site and committing to a view before the market agrees. Getting that right, consistently, across different economic conditions, is what builds a real estate company worth investing in. I write here about what it's actually like to lead a development firm in Mexico: raising capital, structuring land deals, finding ways to do business in a complex market, building the organization, and deciding where to go next.
