Robert Eberhardt is an Investment Manager at the California Public Employees Retirement System (CalPERS) based in Sacramento, CA, in the Real Assets Unit. He currently oversees the investment management functions of the System’s $21 Bn Residential Sector which includes Class A and Class B Multi-Family, Student Housing, and Affordable Housing real estate portfolios consisting of over 50,000 living units across the U.S. He is a seasoned real estate professional with 30+ years experience and has executed over $24 Bn of transactions in acquisition and dispositions in sectors including market rate apartments, affordable housing, student housing, traditional office, data centers, life science, retail (market - drug anchored), industrial, infrastructure and forestland in developed and emerging markets. Mr. Eberhardt has been in the institutional investment and financial services industry since 1988. He currently serves as a voting member on CalPERS - Real Assets Investment Committee (RAIC) for Real Estate, Infrastructure and Forestland decisions. His prior committee involvement included Risk Management & Insurance, Enterprise Risk Management, Investment Operations, and Data Management (leveraging information and technology such as Artificial Intelligence (AI) and Power BI tools) for the System. Since 2000, Mr. Eberhardt has filled leadership roles in CalPERS Real Assets Unit and Private Equity Unit on strategic and non-strategic investment strategies. His experience includes U.S. and ex-U.S. markets; and has covered investment grade lending, private credit, secondary sales markets, op-co investments, insurance industry, fund to funds strategies and emerging manager program.
