Robert Heyder is Founder & Managing Partner of Core Properties, which in 2023 purchased over 150 investment properties; and Core Real Estate Holdings. Robert also hosts "Level Up - Real Estate Investing Podcast", which is targeted toward real estate investors and high-level entrepreneurs interested in scaling their business into commercial real estate and commercial note purchasing. Robert holds a degree from the University of Missouri with a dual emphasis in Real Estate & Finance. Additionally, while in the Executive Financial Training Program at LaSalle Bank, Robert trained under the head of Northwestern University’s MBA Financial Accounting Program in Chicago. At age 24, Robert managed a $250 million commercial real estate finance portfolio, and by age 25 was Vice President of Commercial Real Estate at The Business Bank of St. Louis (now Stifel Financial). During his banking career, Robert underwrote over $1 billion in real estate deals, as well as created a financial product that made his employer approximately 10% of its net income the first year it was rolled out. - Financed commercial real estate investments/developments ranging from $1 - $20 million. Specifically worked with clients on NNN properties as well as Apartment properties. - Managed a portfolio of $50+ million in assets. - Invented a financial product named the HI or Heyder Initiative. I invented the product, received preliminary Board approval, and developed the team to finally receive FDIC approval. The first year this product was rolled out it resulted in a 6% increase in bottom line Net Profit. - Hedged the Bank's risk by working directly with the CEO to sell off positions in loans to participating banks, in an effort to reduce exposure during the recession. I sold off nearly $20 million in exposure, while maintaining the lead position to control the deal, and negotiated lucrative ongoing servicing fees. - Was the first member of the Bank to initiate direct client interest rate hedging derivatives, which provided a +/- 10% boost to net earnings in 2012. - Worked directly with the CEO on board level activities including the disposition of bank owned real estate (REO or ORE), as well as loan repositioning / Total Debt Restructuring (TDR). - Assisted clients on 1031 tax free exchanges or Reverse 1031 exchanges.
- Provided financing for real estate developments / investments ranging from $5 - $100 million. - Managed a loan portfolio of +/- $250 million, ranging from Apartment, Office, Industrial, Retail, Self Storage and various other real estate classes. - Evaluated and provided financing for sophisticated tax credit and tax incentives (TIF, CID, TID, Federal & State Historical tax credits, Low Income Housing Tax Credits, New Market Tax Credits, etc.). - Completed a 12 month Executive Training Program lead by the head of Northwestern University's MBA financial accounting professor. - Underwrote nearly $1 billion in real estate debt. - Assisted in nearly $500 million in commercial real estate loan production. - Underwrote and evaluated the credit of real estate deals in 10+ states.
