Bell Partners has $22B of completed apartment transaction value since 2002 and current has 17.6% IRR/ 2.2x EM of net levered returns on multi-family realized properties. • Coordinate renovations to be scheduled with Regional operations team and site teams; • Review scope of planned projects, including any supporting documents; • Coordinate all required work to be completed for interior mock-ups prior to renovations beginning; • Manage third party contractors during renovation process; • Assist in developing and maintaining database of local contractors/vendors; • Interface with Regional Directors of Construction, Community Manager, maintenance teams, contractors, other suppliers, and owners/asset managers; • Walk units weekly to verify work is being performed according to specifications and according to timetable and budget; determine plan of correction if deficiencies exist, • Maintain inventory of supplies for renovation; • Stock apartments with supplies/kits such as blinds, lighting, etc.; • Maintain daily production schedule; • Provide feedback to contractors who are not meeting expectations; • Manage unit turn schedule; • Review and approve draws; • Inspect and accept units being turned; • Create punch lists for units being turned;

COMMERCIAL ROOFING • Experience with the following roofing systems: EPDM, TPO, PVC, Modified, Metal, Coatings, Green, American Hydrotech, Liquid Membrane & Built up. • Ensured crews are adhering to OSHA and company safety regulations. • Experienced overseeing and managing roofing crews at multiple work locations. • Able to work with subcontractors on all phases of projects including scheduling, change orders and estimates. • Performed quality control duties and responsibilities regarding the work being performed. • Coordinated required inspections with local jurisdictions. • Identified conflicts in construction progress and communicate them to project team for resolution. • Maintained daily reporting of activities on the job site. MULTI-FAMILY ROOFING • Performing quality control duties and responsibilities regarding the work being performed. • Ensuring that subcontractors are fully executing & complying with their contracted scope of work. • Coordinating required building code inspections with local jurisdictions & regional regulatory agencies. • Identifying subcontractors who are non-compliant with safety, health & environmental quality standards. • Ensuring all subcontractors have corrected all deficiencies identified by project team. • Performing job progress reports and completion punch list identification to assist with smooth completions. RESIDENTIAL ROOFING • Lead & manage residential roofing crews. • Interviewing & hiring all sub-contracting crews needed for each residential roof project. • Coordinating all logistical details projects with the roofing production team. • Managing & scheduling equipment rentals as needed to complete each roofing project. • Experience matching particular trades related to all sub-contracting crews • Contributing at all management team meetings & conducting supervisor meetings. • Create proposals & submit project bids in accordance with company bidding procedures, with essential overall cost accuracy.
