Head of Maintenance for L&Q a 110,000 unit Housing Association with specific responsibility for 10,000 homes based in NW, mainly Trafford with an overall Property Budget of approx £13M p.a. plus approx. £6M in planned & sustainability works. Duties and achievements include: • Day to Day management responsibilities for Voids and Maintenance team, and support staff. 4 managers and 86 staff & operatives. • Prior to the merger April 2023 I retained responsibility for Planned Works delivery in the NW with decency and fire safety work of approx. £6M p.a. • Ensured effective merger and cultural alignment within NW and L&Q Group following TUPE Transfer of Trafford Housing Trust in 2023. Duties and achievements include: · Produced THT Asset Management Plans (Strategies) for 2020/21 and 2021/26 · Leading role developing and presenting on Board Asset Management Strategy Day 2021 · Incorporated an “active asset management” approach (formal disposal strategy & policy) into both THT Strategic approach and implementation at operational level within the Trust · Led on the implementation of PIMSS Stock Grading Tool working in partnership with L&Q, THT, and Rand colleagues within agreed timetable · Led on joint working and development of Stock Condition Database (Keystone) to reflect similar database “architecture” to that at L&Q Group · Production of Executive and Board reports as required including Circle

Interim assignment for Lancaster City Council, a 3,700 home Local Authority. My initial 5 month contract was extended to May 2018 due to successful performance. Role included · Responsible for the Asset and Property Management of 3,700 units of LCC Council Housing and for 56 trades and 21 technical, management, programme planning and administrative staff. · Management of £4M in-house DLO R&M service including some planned works together with responsiblity for a £5.3M p.a. investment programme and all associated compliance issues · Appointed to overhaul the service and tackle increasing void numbers. Successfully reduced voids from 71 to under 20 in 5 months despite 36% increase in turnover due to welfare reform. · Led cultural change and an improved customer focus. Initiated and implementing major Development Plan of ICT upgrades and enhancements to modernise the service.
I completed an interim role as Property Director for Arcon H.A. a 1,200 Unit housing association operating across Greater Manchester. Contract was extended from 2 to 6 months. Role included · Responsibility for Asset Management and R&M, £1M p.a. major investment programme, compliance issues, a small HCA new build development programme, technical & admin staff. · Contract extended and developed into leading culture change, improving customer focus as well as responding to compliance audits and contributing to new CEO’s restructuring proposals. · I took papers to the Board/Audit Committee on Gas Safety, Electrical Testing, Fire Safety Risks, Asset Management and wrote a detailed Asset Management Strategy.
