- Assisted on day-to-day constituency work, such as responding to complaints in regards to road, floods, drainage and fallen trees etc. - Directed and connected residents to the relevant authorities for complaints that are beyond our jurisdiction. - Attended to welfare applications, house visits, liaising with JKM officers and educating public of the existing government and state welfare aid. - Liaised with DBKL, Landscape Department, Alam Flora and various authorities to facilitate the repair and upgrading of infrastructure. - Attended to the requests for grants to upgrade infrastructures in school, mosques, surau and other establishments. - Spearheaded various community engagements and events, such as free eye-test, medical checkup, education opportunity and food aid for B40 community. - Initiated or assisted on events which are aligned with the sports ministry's objectives and agendas, such as Rakan Muda, which includes reading clubs, digital skills and entrepreneurship workshops, lawn bowl competition etc.
General and civil litigation practice: - Assisted in matters on trespass, in particular the construction of extended facade and underground pipes which encroached into client's land, as well as the excavation of earth. - Drafting and issuing letters of demand against defaulters of maintenance charges payment in strata and landed housing (contractual) developments. - Assisted on an inheritance dispute pertaining to challenges against validity of the will. - Assisted on a land ownership dispute between the original proprietor and the immediate purchaser, in which the land was transferred to the immediate purchaser by the administrators, who had fraudulently obtained a court order to remove the original proprietor's caveat ("Order"). This Order was subsequently set aside, without an order to re-enter the caveat retrospectively. In particular, the question of law that arise was whether the transfer subsequent to a valid order (which was later set aside) was valid. - Assisted in claims pertaining to shoddy workmanship, negligence and breaches of contractual terms relating to building standards and practices.
Key areas of practice: Strata disputes, company law and shareholders disputes, real estate disputes, defamation. - Acted for a Property Developer in a dispute concerning whether the said Development Project is governed under Housing Development (Control and Licensing) Act, if so, whether the SPA was for purchase of landed properties for a ‘sell then build’ concept in which the Form prescribed under the Act ought to be followed. - Drafted a submission on whether a Quarrying Company had the legal right of way over the land and whether it has been gazetted as a road reserve by virtue of the interpretation of National Land Code. - Defended a Claim for late delivery of vacant possession and advocated for the proper calculation of LAD, taking into account the Force Majeure events detailed in the Delay Analysis Report, as well as the parties’ communication which constitute Acquiescence. - Assisted in the application of Anton Piller and Mareva Injunction against self-dealing transactions. - Acted for a Media Company and advised on the evidence required to defend a Defamation and Malicious Falsehood Claim. - Sole Associate assisted in acting for parcel proprietors in a RM 16 million Strata Management dispute against Management Committee and Developers for misuse of funds, fraud and dereliction of fiduciary duties. - Conducted documents review exercise to investigate breach of duties by a Trustee Company in administering Estate's Asset and presented my findings using Excel Tools.
- Advised and acted for a Perfume Company suing an imitator for Trade Mark Infringement, and acted for a Slipper Company in defending infringement claim. - Acted for an Insurance Company defending against an insured’s claim that was defective due to failure to disclose information which were “material” and “ought to be known” to claimant. - Acted for an Airbus Leasing Company in reaching a Corporate Debt Restructuring Arrangement with an Airbus Company, and ensuring proper classification of creditors’ status, by delving into the nature of `Security Deposit in an Aircraft Lease’ and analysing the interests of competing creditors.
