1- Establish and lead the FM organization, including recruitment, training, and development of multidisciplinary engineering and technical teams. 2- Develop FM policies, SOPs, operational plans, budgets, and digital asset management systems to support efficient building operations. 3- Manage pre-handover activities, inspections, testing, defect tracking, contractor coordination, and technical documentation to ensure smooth project transition and acceptance. 4- Oversee operation and maintenance of all building systems, including Electrical, HVAC, Plumbing, ELV, Fire Protection, Elevators, and Architectural assets. 5- Implement preventive and corrective maintenance programs, monitor equipment performance, and optimize operational efficiency and life cycle costs. 6- Manage manpower, shift schedules, contractor performance, procurement, spare parts, tools, and maintenance resources. 7- Lead troubleshooting, Root Cause Analysis (RCA), and technical improvement initiatives to enhance system reliability and performance. 7- Ensure compliance with health, safety, environmental, and operational standards while maintaining a safe, accident-free workplace. 8- Monitor energy consumption and implement sustainability and cost-saving measures. 9- Support emergency response activities and perform additional duties as assigned by management.

Ensures a consistent level of coaching • Ensure individual & team goals and objectives are aligned and from a priority include EBIT, cash flow, backlog growth, SGA, productivity improvements, succession planning. • Coach teams on the management of existing customer portfolio, operational risks, and conflict resolution and establish recovery plans. • Ensure compliance with the EHS Program for employees and subcontractors. • Develops and sustains executive level relations with assigned account to expand relationship. • Coordinates sales, distribution and marketing for the Branch. • Reviews costs and product quality and modifies programs to enhance profitability.

• Set up and manage the FM Operating Plan and service contracts (services, safety, security). • Develop, manage and achieve the Annual Budget and Operating Plan. • Set up and manage the delivery of Planned Preventative Maintenance. • Manage the quality of the property assets and the property environment. • Ensure effective service request management and complaint management. • Develop and apply appropriate rules and Resident Guidelines. • Management and supervision of FM staff. • Ensure regular staff training and development. • Ensure compliance with company policy and statutory regulations. • Ensuring an adequate supply of materials and service for the proper operation of the buildings and enter into supply and service contracts in coordination with contracts / Stores and Purchase department. • Routinely inspect all contracted services to ensure performance measures are being maintained. • Train subordinates in all required aspects of the technical and non- technical services. • Report any incidents within the time frame as set in the escalation matrix. • Support central stores in Identifying and Sourcing Spares & Consumables for all equipments and maintaining optimum inventory • Preparing Breakdown analysis reports and review with Sub-Ordinates • To manage excellent relationships with clients, our suppliers and other partners. • Retention of staff; always challenging levels of resource to improve efficiency and improve profitability. • To set objectives for direct reports and renew bi-monthly. • Startup and Commissioning for HVAC, fire fighting and plumbing systems. • Follow-up operation & maintenance process for HVAC, fire fighting and plumbing systems (Chillers- Cooling Towers- Pumps- Valves –AHU-FCU-MCC-BMS-Diesel Engines-Generators) • Carry out all Periodic, Preventive, predictive and corrective maintenance. • Review maintenance reports on a daily basis for accuracy. • Reporting daily on the fixed breakdowns to keep record of each machine to retrieve data when needed. • Assign tasks to maintenance team and follow up the maintenance performance. • List all the purchase orders of spare parts & consumables to keep the inventory complete with all required spare parts in order to maintain the work flow. • Handle all the tenants’ complaints. • Comply all customer KPI’s& SLA’s.
• Carry out startup procedures for district cooling plants. • Carry out all the start up procedures for absorption chillers as we are the sole agent of Kawasaki Absorption chillers (KTE). • Managing after sales follow-up process for the project under my supervision. • Carry out all Periodic, Preventive, predictive and corrective maintenance. • Carry out the operation process for DCP for the projects which have operation contracts. • Follow up the spare parts requirements that related to my work. Scope of projects which under my supervision: 1- Americana plaza DCP – New Cairo – with cooling capacity 720 TR. 2- Concord mall DCP – New Cairo – with cooling capacity 1200 TR. 3- General authority for investment (GAFI) DCP – Free zone, Nasr city – with cooling capacity 1000TR. 4- Katamya dunes DCP – New Cairo – with cooling capacity 800 TR. 5- Textile international of Egypt (TIE) - Free zone, Nasr city – with cooling capacity 800TR. 6- United glass containers (UGC) DCP- 10TH of Ramadan- with cooling capacity 240 TR.
• Providing maintenance team with data due to the maintenance schedule. • Carry out assembling procedures for plants (concrete batching plants) and generating its schedule process in order to work with its full capacity. • Responsible for Removal and installation steps for used plants. • Providing technical support and advices for sales representatives. • Responsible for after sales follow-up process and taking care of customer. • Follow up the spare parts requirements to keep the inventory complete with the required parts. • Finding new products those are required to the market. • Study every new product & provide the possible training upon it.
