The role includes: strategic brand development, recipe formulation, commercial food manufacturing, graphic design, inventory management, logistics, raw materials sourcing, sales & negotiation.
Sourced and completed 9 small property maintenance projects through entrepreneurial nous, focusing on clients’ needs explicitly. Analysed neglected gardens, formulated a unique rejuvenation plan requiring precision, creativity, attention to detail, hard work and interpersonal skills. I personally acquired the majority of my clients through a direct in-person consultation to develop an initial solid and trusting relationship and to begin the initial stages of planning their project. I found that this put the client at ease as they knew I was proactive and working on their job from the outset. To retain complete transparency and integrity I was always upfront with my clients and informed them of current jobs I was working on and the length of time they would take to finish. However, if I was approached by a new customer I always met with them within 24 hours to reassure them that they were on my priority list and I was planning their job already. Additionally, I applied astute business acumen to negotiate low costs, provided below market value supplies that exceeded clients’ expectations and yielded a 106% markup. Developed my interpersonal, organisational and time management skills through client-orientated experiences resulting in repeat business.
Managed a small team, coordinated orders, communicated coherently with customers whilst adhering to set instructions. Removed high value items from the home, calmly resolved disagreements between team members, coped with high pressure situations with efficient time management and upheld professionalism. Resulted in the safe/undamaged removal of all items which increased my responsibility. After numerous successful jobs as second hand, I was promoted to Team Leader where I was required to lead the job and project manage together with driving the removals lorry. A typical job included arriving at the agreed location15 minutes early, meeting the customer and ask if s/he had any preferences on what we removed first. If they did, then we listened explicitly to the their instructions, however, if we felt that there may be an alternative safer, more efficient or quicker way to remove specific items I would communicate with the customer and suggest my alternative option. Usually, however, I would explain to the customer our general plan for removing their items, how long it would take and ensure them that we would remove all items carefully and safely.
Established a structured refurbishment programme restoring 3 properties. Encouraged to present innovative solutions and demonstrate self-reliance whilst assisting the Directors implement plans to facilitate the re-letting of 3 properties which further augmented my ability to listen and work within a team. Additionally, through analysing property acquisition and portfolio management whilst scrutinising procurement logistics I looked at economic and effective responses to the changing market dynamics and how to process with through multiple economic cycles. I produced development strategies designed to create an uplift in value whilst focusing on minimising capex and became exposed to the underlying challenges attached to raising debt finance for portfolio expansion post 2008. I tackled issues of subsidence from both a structural and an aesthetics viewpoint and produced both short and long-term correction proposals. I researched viable properties for acquisition and created back foot market positions requiring creative and innovative thinking to justify the property purchase. I was required to call agents to enquire about recent sales comparables, planning applications, viewings, and property details.
