Led the successful completion of multiple projects, including 5G upgrades from real estate development, through construction, integration and on air for numerous markets. Responsibilities include directly managing the real estate entitlements, including leasing/contract negotiations, zoning/permitting, regulatory, engineering, as well as the construction and integrations of over 1,800 sites throughout Michigan, Indiana, Ohio, Illinois and Wisconsin. Additional responsibilities include, creating and managing monthly budgets of over $50 Million, managing the successful completion of special projects, backhaul upgrades, including microwave and fiber installs, managing employees/contractors of over 40 individual and numerous vendors, strategic planning, problem resolution and presenting achievements to piers and executives on a daily/weekly basis. Results: * Coordinated all development efforts with other departments, including regional teams and sales, to ensure the continued success of T-Mobile. The company moved from the 4th largest wireless telecommunications company in the country to 2nd and has the best 5G coverage across the nation. * Worked with other teams to develop, recommend and/or implement strategic and tactical initiatives; drove standards, improved practices and developed policies. Successfully built and launched over 1,800 projects in a year. * Directed the site development, including contract negotiations and permitting, regulatory compliance and municipality permitting. Directly engaged in negotiations and relationship building with landlords, corporate property owners and jurisdictional entities as needed. * Attend management and development project team meetings, as required, to keep the project team informed and address any issues or changes. * Identify risks in projects and apply techniques to assess and mitigate those risks. Accurately forecast the impacts of those risks on project schedule and reported to project stakeholders.
Directed the real estate development for Michigan, Indiana, Illinois and Wisconsin, for a major wireless carrier. Responsible for a group of 9 employees that involved real estate and land development. This included contract negotiations and drafting, regulatory compliance, permitting, closeouts and title review for new site developments, as well as modifications/upgrades. Results: * Improved the team’s quality of service, increase delivery times and most importantly, improved customer satisfaction through attention to detail and pushing projects to completion. * Encouraged and executed daily challenges, with the primary focus of meeting/exceeding customer approval and expectations. * Utilized my prior experience and work ethic to build a positive team atmosphere, identify and remove roadblocks and deliver the project on time and under budget.

Responsibilities included the contract review/negotiations, regulatory review, presentations before municipal bodies, judicial courts and key senior leadership. Identified suitable locations and the development of over 1,000 sites. Results: * Managed the site development for numerous carriers, including site identification, leasing, zoning, permitting and regulatory compliance. Successfully leased, zoned and permitted the placement of over 1,000 wireless, small cell and DAS facilities throughout the country, including attending and presenting to numerous planning commission and zoning boards throughout the country. * Successfully negotiated and drafted numerous contracts and agreements, including right-of-way agreements for various legal entities, including numerous landlords, municipalities and corporations throughout the country. * Reviewed and advised client(s) on risk(s) and regarding local, state and federal regulations to assure both federal and state regulatory compliance.
