I have been a landlord for over 20 years and have firsthand knowledge of the issues and disputes that can arise over a tenant’s deposit where a comprehensive inventory has not been professionally conducted and prepared. I have set up Censeo Property to fill a gap in the market offering this professional and extremely reliable service producing detailed Inventories of rental properties covering Hertfordshire, Essex and North London. In the past I have found Independent Inventory Clerks unreliable or unprofessional, producing substandard inventories that would not be of use if a dispute with a tenant ended up in arbitration. At Censeo Property all our staff have been fully trained in accordance with AIIC (Association of Independent Inventory Clerks) and ARLA Propertymark guidelines and we use cutting edge cloud based software to produce our Inventories.
Well after 20 years in Logistics I have decided it’s time to take a break. Over the same period time along with my wife we have been building up a small portfolio of rental properties which we have managed ourselves. I have decided to put all the experience I have gained as a landlord to good use and set up my own property company. Working on the Marks and Spencer General Merchandising Business Unit in the Neasden Regional Distribution Centre (RDC). I had full operational responsibility for the site reporting to the General Manager, running through 3 Shift Operations Managers, 18 Section Managers and 38 First Line Managers. Norbert Dentressangle provides a 3PL solution for Marks and Spencer along with DHL and Wincanton on an open book contract. Neasden is the most high profile RDC in the estate servicing over 70 stores including the largest proportion of top 20 stores of any RDC and handling over 14% of the total volumes shipped within the network. The RDC is a highly automated distribution centre with a throughput of over 125,000,000 singles per year, with a total area of 650,000 sq ft operating across 4 floors on a 13 acre site. We run a 24-7 operation with circa 500 colleagues and up to 300 agency staff. Approximately 40% of the volumes handled through the site are hanging garments where a batch picking and sortation solution is utilised for the majority of stock shipped.
