A person with 15+ years experience of real estate, project management and facilities maintenance in multinational company with Pharmaceutical, Automotive and Energy, Chips, Semiconductor, Solar and real estate industry. Familiar with facilities cost saving, raise space utilization rate, project budget estimation and control, design, construction, commercial buildings, residential buildings, and industrial plants. Lead team to take the scope in EHS, Security, space management, real estate service in architecture, mechanical, electrical, gas, water, chemicals, fire and gas life safety system, security and general building service.
1. In charge of development management in Asset Platform, with annual development volume 5+ million sq m. Participate in the asset management for the entire cycle (investment, finance, management and capitalization), to achieve project capitalization (development fund, value added fund, Reits), committed return to investors and value adding. Work closely with IDC & New Energy Platforms on multiple projects. 2. Be one of BODs in multiple JVs, maintain relationships, work on projects development, asset management and capitalization. 3. Maintain the project development process, vendor management and evaluation, team management, also maintain team performance criteria and incentive plan.
Leading China Facilities team to deliver Office/Lab real estate management, project management and facilities maintenance service. Oversees office/lab facilities in Shanghai, Beijing, Hong Kong and Dalian with 5 reports and 3 outsourcing receptionists. Lead team to complete Shanghai office (46,000 sq ft) relocation with tight schedule, achieved big cost saving and good employee engagement. Lead team to complete regional master service agreements for chair, bench and carpet in overal APAC. 1. Lead facilities team to decrease facilities cost, like set up office tier structure standard to identify future office location and fit out standard. Target to decrease facilities cost percentage of business revenue in China, decrease facilities cost /FTE and raise sq ft/ office based FTE. Work closely with Business Partners to provide facilities support for Business Development. Keep regular communication with Business Partners; provide timely and efficient space solution on strategic level to support business development. 2. Lead AA level initiatives to increase space utilization rate, like home basing, hot desking, re-design workplace etc., 3. Leading IT/EHS/Security/HR and Business stakeholders to being delivering Shanghai office relocation project (46,000 sq ft) now, includes space planning, building selection, Government incentive negotiation, lease negotiation, internal funding approval, procurement, design and construction management, the design is completed within 30 days and construction propose to complete within 60 days. This project target to get LEED Gold certification. 4. Set up serviced office for local Business teams in Beijing and Shanghai including space planning, building selection, lease negotiation and internal funding approval. 5. Manage OPEX and project CAPEX in China region, keep OPEX saving in 3% per year.

Leading team to enable building and system optimization and providing value added solutions to Client, like space optimization, energy saving, etc., 2. Delivering outstanding facility maintenance and projects service in order to keep Clients’ business running and make the good place to work for Clients’ employees 3. Building and maintaining strategic partnership with Clients, leading team for service improvement, align with Client for new KPI, provide more value added solutions.

From Oct 2008 to Oct 2009, Take responsible for pr.oject manage Applied Materials Xi’an Solar Lab construction (430,000 sq ft), this Lab is the 1st Solar Demo Lab through the world. Complete cSi and TF lines tools hookup design and installation (40 tools). Award CEO special reward. 2.1 Lead project team to complete Solar Lab construction and tools hookup installation, purchasing bid process, internal alignment with both global and local for support, schedule and budget control. 2.2 EHS management, achieved no safety accident in 1,500,000 working hours. 2.3 Establish canteen, provide canteen, and other general services. 3. In 2006, accomplish Applied Materials Xi’an demonstration lab construction (250,000 sq ft) in 11 months (The biggest project in Applied Materials China regional and the biggest foreign capital project in Shaanxi Province China). Complete 8m high 10000/1000 cleaning room. 3.2 EHS management, no safety accident in 1,000,000 working hours. 4.
