Got an introduction to commercial real estate by attending weekly sales meetings and going to ICSC conferences in Las Vegas and New York City to learn more about the retail sector. Created a market estimate for an orchard with a fruit stand. Brought in 10 units for the property management division. Completed training in surveys, tax exchanges, title insurance and commitments, disclosures, law and ethics.
Invested in this technology company/platform because it spoke to my core values of entrepreneurship and helping entrepreneurs start a company and/or succeed by giving them seed funding. Had to step in and work with the front-end website developer on all aspects of design and functionality to make a sales and marketing site. Worked with the back-end platform development company to test, file bugs and make recommendations on UX changes to make it more functional and simple to use. The experience ended poorly due to the unprofessional CEO that we had to fire for using company money for personal use and poor decision making skills. I lost $172k and learned some hard, but valuable lessons.
Gave my first private money loan for a residential real estate project. We worked hand in hand on the design choices and anything else they needed my help with. The goal was to finish the renovations that they started and then sell it. The house was built in 1955 and was gutted to provide new everything (electrical wiring, sewage, roof, sidewalks, concrete, fence, kitchen, bathrooms, etc.) with an addition to the living and dining area and a walk-in closet and bathroom added to the master bedroom, plus a new large front porch. The loan amount was $42,000 at 12% interest with a $500 origination fee. I ended up injecting more money in ($23k) and it was paid back in one payment at closing. It was on the market for four days (no MLS) and received full asking price at $269,900 with a 2.5 week close. Proud of the results of this project: the house and the neighborhood look great! I helped with design choices, project management and lots of labor.
