• Designed and constructed the investment framework for multifamily acquisitions, specifically targeting opportunistic and deep value add deals • Established myself as an indispensable team member within the Affordable Housing platform, responsible for constructing creative, flexible, and agile financial solutions as well as devising a standardized approach to evaluating and determining the financial viability of LIHTC transactions • Collaborated with the Business Intelligence team to develop a data warehouse framework capable of normalizing, storing, cleansing, and managing data obtained from diverse sources • Utilized public and private data sources to create a market intelligence system for identifying and focusing on potential markets that are on the verge of experiencing significant growth

• Responsible for performing acquisition due diligence, including reviewing leases, historical operating statements, budgets, third party reports, etc. • Create detailed financial analyses utilizing both Microsoft Excel and ARGUS to evaluate prospective investment opportunities which primarily consists of healthcare properties, including medical office buildings, ambulatory surgical centers, and micro-hospitals • Prepare investment memoranda and presentation materials utilizing Microsoft Word & Microsoft PowerPoint • Update internal valuation and projection models in order to analyze the financial performance of existing investments • Maintain and update deal pipeline database to track current deal flow • Audit budgets created by property managers to ensure operating expenses and capital expenses are budgeted correctly
• Perform extensive due diligence, including but not limited to reviewing, analyzing, and interpreting various types of real estate documents, such as leases, lease abstracts, rent rolls, income statements, budgets, balance sheets, property condition assessments, and other information to support the underwriting/valuation process • Communicate with brokers to gain insight into different markets to help facilitate the underwriting process • Prepare cash flow models and valuation analyses using various yield metrics including cap rates, cash-on-cash returns, and IRR
