Service, operate and maintain all Power Plant Equipment, Boilers, Reciprocating and Centrifugal Chillers, Cooling Towers, AHU's, Split Systems, Compressed Air, pumps, controls, medical gases, alarms and emergency power systems; Critical Infrastructure Units including Air Cooled Chillers, Steam Distribution Systems, Air Compressors, VFD's and Heat Exchangers. Perform Plant Maintenance and corrective methods on bearings, pumps, belt alignments, filters, greasing and lube motors, fan bearings, pneumatics and other mechanical equipment. Document all maintenance repair actions and manage equipment records under the supervision of Lead Engineer. Oversee and maintain all entire Hospital Outer Buildings including: Special Procedures, Ambulatory Surgery Center, Marketing offices, Off-site Clinics and Rehab Centers. Monitor Control Room such as Building Automation Systems (Schneider Electric/Andover Controls), supervise Fire Alarm Systems, FACP's, Medical Gas Panels and TransLogic Pneumatic vacuum systems. Maintains and follow all stablished safety and standard procedures as stablished by Plant Manager, Director of Engineering to comply with Institutional and Departmental regulatory safety requirements.
P/T Seasonal Building Engineer responsible for the building system operation, performing inspections throughout facility , repairs and maintenance of all Air Handling equipment as required, monitoring/operating boilers, reciprocating chillers for building consistency. Preventive maintenance on all units, use of lock-out/tag-out procedures, changing filters, belts-tighten,replacements, align, greasing-bearings, fittings, check units performance and pump maintenance. Responding work-orders and assignments from Chief Engineer (Property Manager). Monitoring Class E fire system stations during special events/and Building Management System (BMS).
Responsible for the maintenance, operation and repairs on all HVAC equipments, rooftop units, split systems, central plants, pneumatics and other mechanical equipment. Test, troubleshoot and repair systems by identifying malfunctions and replacing parts and components., read diagrams, specifications, drawings and schematics. Preventive and corrective maintenance on bearings, pumps, belts-alignments,tighten, filters, greasing and lube motors, fan bearings as well per static pressure readings to interpret airflow in the system. Document all maintenance repair actions and manage equipment records. Operation and Maintenance of Boilers, Heat Exchangers, AHU`s, Cooling Towers, steam distribution systems, air compressors, Pump motor VFD`s and commercial HVAC units (PTAC`s) Monitoring / Operations of York Chillers, package and split unit HVAC on multiple pavilions. Monitor Control Room/serves as a Watch on-site, supervise Fire Alarm Systems, FACP, Medical Gas Panel and TransLogic Building Pneumatic Tube Systems Thru computerized Control Systems such as BMS. Perform functions in the Fire Brigade including responding with the fire brigade cart to all fires, drills, alarms or calls related to such safety. Take necessary precautions to comply with Institutional, Departmental or regulatory agency safety requirements and Infection Control Standards. Perform other duties as assigned by Supervisors.
Responsible for the maintenance and daily operation in a 407 unit luxury building. Daily inspections of all MER`s, maintenance on all HVAC equipment, Cleaver Brooks boiler equipment, fire pump systems and Gravity tanks. Coordinated with Resident Manager and building staff on daily tasks, prioritized work assignments and tenant work request thru Building link, monitored building equipments and corrective maintenance using LogCheck and Alice Operations Platform . Maintained and responded in apartments turnover preparations for new tenant, facility repairs in locks, mortise in conjunction with cylinder pins, appliance maintenance on-site. Responsible for maintain building operational systems if and when Resident Manager was not present or on vacation.
Operated compactors and balers, checked in and stocked inventory throughout the facility. Responsible for reporting tenants concerns to Resident Manager; provided residents with requested maintenance services, clean and maintain facility. Worked in conjunction with the handyman staff and performed assignments as instructed by Resident Manager. Participated with miscellaneous building projects and minor repairs when needed.
