Head- Sales & Marketing Dept, 7 years of experience in township development encompassing the whole spectrum of sales and marketing from pre-sales, sales and post sales including handover and application of strata title. As this project commenced from ground zero, I was responsible in setting up the sales gallery ie. design, materials used and the layout of the whole gallery. The pre-sales stage includes: a) Interviewing & selecting ad agency, choosing contractors for external billboards & outdoor advertising; b) After market surveys, prepare design brief on product types, sizes, layout & designs. Liaise with design department & external consultant on usage of plot ratio c) Work with ad agency on advertising strategy. ie. name of project, name for each phase, tagline, logos. Identify locations for billboards, banners & negotiate prices with contractors, preparing scale models; 3D animation, perspectives, printing of leaflets, brochures, layout plans. d) For maximum publicity, advertise on buses, prominent locations in the CBD, bus stops, radio & television; e) Conduct training for sales teams, esp. sales techniques, how to close a sale & build relationships with customers; f)Take part in exhibitions to boost profile & gauge customers' acceptance; g) Liaise with lawyers to get our S&P documents ready h) Conduct test runs to ensure coordination amongst the departments on launch day; Sales stage: a) Recommend sales pricing structure, discounts etc for approval; Post-sales: a) Deal with banks & their appointed agents to assist buyers on loans; b) Signing of S&Ps and other legal documents; c) Start handover upon completion and liaise with Customer Service on working with property management company; d) Assist buyers in obtaining strata titles.
