- Overseeing all marketing and lease administration activities to ensure CLT properties achieve optimal market positioning. - Managing diverse marketing and advertising campaigns to enhance the visibility and attractiveness of the portfolio. - Handling inbound inquiries and coordinating property viewings with tenants and agents across various sectors. - Securing tenant interest and successfully negotiating lease agreements. - Preparing all necessary tenancy documentation, including tenancy agreements, regulatory compliance, stamp duty, and other related paperwork for handover/takeover processes. - Monitoring and managing leases throughout their duration, providing regular updates on tenancy details and critical dates to asset managers and stakeholders. - Addressing tenant issues promptly and effectively during their lease term. - Developing strategies to maintain high portfolio occupancy rates and maximize net property income. - Planning and executing lease renewals for high-value tenants within the portfolio. - Managing CLT’s property tax obligations, including appealing or objecting to assessments that do not align with market conditions or property performance. - Overseeing the performance of overseas managing agents for properties located outside Singapore.

I was honored to be part of CBRE's Global Corporate Services (GCS) department, transaction management team, serving one of the largest players in the oil & gas industry. My role as a portfolio administrator included duties as follows: - Asset management: manages client's real estate assets in Singapore. Client's asset portfolio consist of 1.1 mil sqft. of land, which includes 100,000 sqft. of lettable area. - Lease management: Managed about 100 tenants under the portfolio. Deliverable includes preparing lease documentations, manage incoming and outgoing payments, tracking critical dates for all leases and prompt landlord on action deadlines like renewals and quarterly inspections. Holds ownership over CBRE's in-house lease management system Harbourflex to track the client's real estate data. - Marketing and leasing: Manage inquiries, firm up interest, secure lease, prepare documentation, sign the contract, coordinate with landlord's internal stakeholders for handover and renew the tenant upon expiry of contract. - Capex and Opex management: In dollar terms, the Singapore team manages USD 9 mil of payables and income of USD 3 mil annually. Our role aids the real estate team to track spending and income, advice client on potential capex & opex savings through best practices throughout portfolio. - Coordinate the provision of value-added services such as valuation, captial market consultation, investments consultation and research Some achievements includes: - Property Management Excellence award: Successful portfolio savings of approximately SGD 50,000 through analyzing all license paid to authorities and decreasing the amount about 20%. - Achieved 100% payment-on-time and 'zero-incident' goals throughout my tenure in the account.
Duties as a marketing executive in Singapore residential projects department in Jones Lang LaSalle include: - Coordinate with landlord on approved marketing collateral, marketing channels,etc. for company agents to use. These includes advertisements on the different media channels, organizing events and roadshows, even overseas events to reach out to overseas buyers. - Market research: propose to management (subsequently landlord) on broker's opinion valuation, market sensing of the demand, competitors' market research, etc. - Pre-launch marketing activities such as organize hyping for a project pre-launch and garnering interest from existing data base of prospects. - Liaise with media companies for final advertisement placement. Organizing logistics for roadshows/showflats, like man-power for showflat duties, necessary equipment, etc. - Tend to queries on the project. Follow up on queries and concluding sale. - Weekly report to landlord on marketing progress. - After sales follow-up and service as an important aspect to the process to continue the relationship with the client for future purchases.
